The short-term let opportunity at Universal Studies, Bedford just got real.

Universal United Kingdom Resort just published its first vendor and supplier update. Thirty-four companies have now been named to support the build, including engineering firms, construction contractors, architects, planning consultants, and legal advisers. Names like Mace, Arup, Mott MacDonald, Sir Robert McAlpine and Galliford Try sit alongside specialist archaeology, design and infrastructure consultancies.

But for landlords this isn’t just a list; it’s also a signal.

For a long time, Universal Studios Bedford has been discussed in the “when it eventually happens” category for many landlords and property owners. Planning approved, big numbers announced, construction “coming soon.” But no one’s moving just yet.

This update moves it firmly into the present tense. Enabling works are underway, and contractors are appointed. The companies now building this resort are national and international firms, which means their teams aren’t local. They’re being deployed to Bedford for the length of the build and that means opportunities for landlords.

People need places to stay, teams need to live and work together and hotels are filling up. So, the vendors and suppliers are seeking alternative, short-term accommodation and that means houses, apartments and lots of them.

The numbers you need to know.

Universal’s own figures put the project’s economic impact at nearly £50 billion, with 20,000 jobs during construction and 8,000 direct jobs once the resort opens. The resort itself will include a 500-room hotel alongside the theme park, retail and dining.

500 rooms, for a project expected to draw millions of visitors a year once it’s fully operational, before you even count the construction workforce arriving now, years ahead of opening day.

Universal has also confirmed that around 80% of operational jobs are expected to go to people from Bedfordshire and the surrounding area. That’s genuinely good news for local employment. But it also means the other 20% (often the more senior, specialist, and higher-paid roles) will be filled by people relocating from elsewhere, for months or years at a time. Add in the project teams from the newly appointed contractors, consultants and engineers, and you have a steady flow of professionals who need somewhere good to stay that isn’t a hotel and isn’t a 12-month tenancy.

There’s also real transport investment attached to this: an expanded Wixams railway station, new slip roads off the A421, improvements to Manor Road, and upgrades to the local Active Travel Network. Infrastructure like this doesn’t just move traffic; it makes an area more liveable, and more attractive to precisely the kind of medium-term, professional occupant that short-term lets are built for.

Why this is a short-let story, not just a construction story

Contractors on multi-year infrastructure projects rarely want a hotel room for eighteen months. They want a proper place to live; somewhere with a kitchen, decent Wi-Fi, and the flexibility to extend or end a stay as the project phase changes. That’s a fundamentally different need to the tourist market, and it’s one long-term lets can’t accommodate.

We’ve said before that Bedford’s story feels familiar to what we’ve seen play out in Cambridge: a mix of long-term project workers, relocating professionals and regional demand that adds up to something more resilient than a single seasonal peak.

This latest update doesn’t change that view; it confirms it.

The people who’ll be staying in Bedford over the next few years aren’t hypothetical anymore; they have employers, contracts, and start dates.

For property owners in Bedford and the surrounding villages, the practical question isn’t really “will there be demand?” Universal has just handed us the list of companies whose teams will be creating it.

The real question is whether your property, and your letting strategy, will be ready when they arrive.

If you’re weighing up whether short-term letting makes sense for your Bedford property, that’s exactly what we talk through in a free property consultation.
