Summary

A member of the House of Luchini is always available to answer queries and help. Up to 2 well-behaved pets are welcome, but we ask for £35 per pet per week.
Space
Providing spacious accommodation, the property consists of an entrance hall, with a large open-plan lounge and dining room, a kitchen, a utility room, and a cloakroom on the ground floor. There are 3 bedrooms on the first floor: two double and one single. Also, a large shower room on this floor. Externally there is a large rear secluded garden with a patio area. There is a smart TV in the lounge on the ground floor. It is internet enabled and has Netflix, Amazon Prime, iPlayer, ITV Hub, etc where you can log in your own account. Standard aerial channels are not available.
Transit
Cambridge and Bury St Edmunds offer further amenities. There is excellent access to the A14 and A11 (M11). There is a branch line connection from Newmarket to Cambridge and Ipswich. Cambridge, Audley End, and Whittlesford Parkway offer direct rail lines into London, with the fastest trains taking under 1 hour. Stansted International Airport is approximately forty minute’s drive.
Notes
For stays over 10 days, you are expected to have interim cleans/linen change (frequency to be agreed depending on length of stay) for an extra fee. This will have to be agreed in writing via messages before your check-in date. Should you decline this offer, at your check out date, if our clean team will have to spend longer than their contracted hours to bring the property back to its original condition, you will be liable for the additional charges.
Neighborhood
The property is within walking distance of the town center. Newmarket is set in attractive countryside on the Suffolk/Cambridgeshire border and is world famous as the headquarters of British horseracing. The town is home to many racing institutions including the National Stud, National Horseracing Museum, Tattersalls, and The Jockey Club. Some of the finest racing in the world is seen on Newmarket’s two racecourses: The Rowley Mile and The July Course.
It is a horse racing heritage, Newmarket provides you with the best of both worlds, with its active yet relaxed lifestyle that you’ve always aspired to. Newmarket is a thriving community with a range of local amenities including high-street retail and boutique shops, supermarkets, bars, restaurants, and leisure facilities on your doorstep. Newmarket Hospital is 10 minute walk away.
House Rules
Once a reservation is confirmed, the lead guest is required to fill in a short online check-in form and upload photos of an ID for ALL adults staying at the property before checking in. On the form you will need to provide: number of guests staying at the property, method of transport (if parking is required where applicable), reason for your trip (business or leisure), lead guest info (name, email, contact telephone number and address) and finally upload copies of IDs for all adults guests staying at the property. This is part of our Risk Assessment Policy and it is done for Health and Safety reasons (i.e. if a fire breaks out, we need to provide details of everyone staying at the property to the relevant authorities). We operate a self check in system and cannot meet our guests to check their IDs in person. Failure to do so may result in the reservation being cancelled and the cancellation policy will still apply.
